Elysian – July Project Update
Despite the ongoing shortage of finishing trades and the above average rainfall, the builder made steady progress during July. A lack of tilers is resulting in the tiling being behind program, and the wet weather is preventing the remaining external works, such as rendering and waterproofing of the planter boxes, from being completed. This in turn is preventing the remaining scaffold from being dropped. But despite these issues we are still hopeful that buyers should be able to move in during November.
On a positive note, the following occurred onsite during July:
• Ground: The Rokeby Rd lobby is really starting to take shape and work has also commenced on the Duke St lobby. All of the windows and doors have been installed into the commercial tenancy.
• Levels 1 & 2: All of the timber floors have been laid and the carpet will have commenced by the time this update is published. The plumber and electricians have completed their fit-offs and the power to the apartments has been turned on. The apartments are very close to being completed, which is allowing the builder to commence their defecting procedures, with rectification of defects already underway. The builder is aiming to have the apartments ready for Celsius to undertake their defects inspection by middle to late August. The common passageways have been sheeted and flushed.
• Level 3: The electricians and plumbers have commenced their fit-off. The installation of the timber floors has commenced. Tiling of the wet areas has been completed. The builder is aiming to have the apartments completed and their defect procedure underway by the end of August.
• Level 4: Tiling of the wet areas is well underway. The majority of the cabinetry has been installed.
• Level 5: The wet areas have been waterproofed. All walls and ceilings have been sheeted and flushed. The first coat of paint is being applied. The cabinetry is currently in manufacture and will be installed during August. The residents’ communal area is looking fantastic with the wood panelling hung to the walls and ceiling. The retractable sunshade has also been installed. The perimeter planter box has been waterproofed.
