Park Terraces – March Project Update
With COVID infection rates surging across Western Australia unfortunately the builder and its subcontractors have also been dramatically impacted over the last 3 weeks with a large number of positive COVID cases and continuing supply chain issues. Nevertheless, the builder has done what they can to keep construction progressing onsite with the following works completed for Terraces 1 to 6 during the month:
- Carpet and accompanying skirting boards installed;
- Stone benchtops and splashbacks for all kitchens, bathrooms and ensuites installed;
- Painting of internal and external walls continuing;
- Air conditioning condenser units have been installed;
- Plumbing (eg taps, mixers, etc) and electrical (eg downlights, powerpoints, etc) fit-off nearly completed; and
- Shower screens installed.
Works completed for Terraces 7 to 12 during the month:
- Kitchen and other cabinets installed in Terraces 7 and 8;
- Windows installed in Terraces 7 to 10;
- Internal stud walls sheeted in Terraces 7 to 10;
- All service runs completed in Terraces 7 to 10; and
- Tiling of bathrooms and ensuites continuing in Terraces lots 7 to 10.
Common areas:
- Waterproofing of the podium level has been completed and now the brickwork for the courtyard walls and common garden has commenced;
- All Maxline cladding completed; and
- Scaffold has begun to be dropped.
Unfortunately, as predicted in last month’s update, the builder has now conceded that they will not achieve practical completion by the end of April and instead they are now anticipating the end of May. However, due to the issues they are currently facing with COVID infections no completion date can be given with any real certainty and therefore I believe it’s a very real possibility that the actual practical completion date will be pushed back even further. If at any point between now and next month’s update, the builder notifies us that their anticipated practical completion date is going to be delayed past the end of May I will provide an additional update to all buyers so they can continue to plan for settlement.
If the builder’s current estimate of the end of May is correct, then titles are likely to issue early to mid-July with settlement to occur as soon as your bank can arrange after that date.
