Spring is in the air!
It may not yet feel like it, but Springtime is just around the corner. Spring will bring warm and sunny days with average temperatures ranging from 11 – 23 degrees and very little rainfall. This time of year brings a couple of things to be mindful of.
On the 1st of September the restriction on watering your garden is lifted but please remember you are only allowed to water on your prescribed watering days. You can check with watercorporation.com.au for your watering days. With villas and apartments the roster uses your street number. If your property spans multiple street numbers, like 22-24 you use the higher of the numbers for your watering days. It is beneficial to check the retic is in good working order with all sprinklers intact before using. Should repairs need to be undertaken please bear in mind you will need to water manually to keep the garden healthy in the meantime. When we stick to our watering days, together we can save around 4.5 billion litres of water a year in WA.
Airconditioning also will become front of mind as the weather warms up. The most important task that will ensure the efficiency of your air conditioner is to routinely replace or clean its filters. Dirty filters reduce the airflow and significantly reduce the system’s efficiency. We recommend cleaning your filters 4 times a year, tenants are required to attend to this. The more often you use your aircon, the more often you should clean its filters. Cleaning your filters is easy. Simply pop open the plastic cover and remove the filter or multiple filters. Take them outside and use a brush or vacuum cleaner to remove the dust. If the filters are extremely dirty, give them a wash with warm water and detergent. Completely dry them before replacing them inside the air conditioner. Keeping your outdoor unit free from debris will also help its performance. An annual Professional aircon service will spot potential issues and check the refrigerant levels and thermostat. They will ensure all internal parts are in good working order and we encourage owners to have this done on an annual basis.
Hints to reduce energy costs:
- Start your aircon before the day reaches its highest temp.
- Some aircons have a human sensor feature that automatically switches to energy saving mode if no movement is detected in the room for 20 minutes.
- Don’t set your aircon temp too low. Instead pick the ideal temp for your climate. We recommend setting your aircon to 24 degrees.
- Following these steps will help prevent any down-time for your aircon during the hotter months.
- It may be beneficial as with the retic to give it a test run before the heat sets in.
